This approach allows Landlord and Tenant to
measure, report and benchmark sustainability
progressively. Rather than progressing in large
leaps, this approach prefers to move in small,
gradual leaps, thus reducing the stress and
strain caused by changes experienced by the
stakeholders. It places emphasis on the process
of test, review and improve, which repeats itself
again.

Split incentive refers to the difference
in incentives between Landlord and
Tenant. The reason is that there is
disparity between the entity responsible
for bearing the capital investment and
the entity responsible for utilising this
investment - Landlord has to bear the
investment costs without any benefits, while
Tenant receives financial benefits due to
the improvements carried forth by capital
investments. Knowing this, several methods
have been formulated to alleviate and
avoid the problem of Split Incentive in this
Chapter.

Green Lease is the ultimate step of
Green Tenancy and the culmination of
all four previous steps. It provides a
legal framework with a set of terms
and conditions on a new or existing
lease with a goal to fulfil targeted
green objectives. It further enhances
Landlord-Tenant relationship when
compared with “Green Office Tenancy
Plan” to achieve much higher objectives
and maximise operation efficiency of
a building by enforcing sustainable
practices.
