(6) Yield up premises
and handover
(6) At the expiration or earlier termination of this Lease, the
Tenant shall deliver up to the Landlord vacant possession
of the said premises together with such fittings fixtures
alterations or additions thereto as the Landlord in its absolute
discretion may be willing to retain but without payment of
any compensation and deliver to the Landlord all keys giving
access to all parts of the said premises.
(7) Indemnity against
breach
(7) The Tenant shall keep the Landlord indemnified from
and against all actions claims losses damages and expenses
arising from any breach non-observance or non-performance
of any of the agreements or covenants on the part of the
Tenant contained herein or from the use of the said premises
or from the negligence or the act neglect default or omission
of the Tenant.
Landlord’s obligations:
(1) Quiet enjoyment
(1) The Landlord agrees with the Tenant that provided that
rent and other payments are promptly paid when due and
the Tenant complies with the stipulations of this Lease, the
Tenant shall peacefully hold and enjoy the said premises
during the said term without any interruption by the Landlord
or any person lawfully claiming under or in trust for the
Landlord.
(2) Pay government rent
and property tax
(2) The Landlord agrees to pay the Government rent and
property tax payable in respect of the said building/land.
