PART 2.
Green Lease Principles
1.1. The Landlord stated above represents the owner of the Building, and the Tenant represents
the occupants of the premise under the Lease.
1.2. This document shall be used as an aid to improve the environmental performance of the
Building thereof the cost reduction and indoor quality. This document can be used as
:
A) an Addendum to the Tenancy Agreement and to which selected clauses will be cross-
referenced in the Tenancy Agreement to apply in the Tenancy Agreement.
B) a Memorandum of Understanding (MoU) whereby the parties to a Tenancy Agreement
agree to work together collaboratively to improve the environmental performance
of the tenancy area and/or the whole building and agree to consider and, where
appropriate implement, the measures set out below.
1.3. Given that this document is used as an MoU mentioned in Clause 1.2(B), both the Landlord
and the Tenant agree to enter into an MoU on similar terms and encourage related
stakeholders in the Building to implement the measures set out below.
1.4. This document is not legally binding. Upon signing the MoU or Addendum, both the Landlord
and the Tenant agree to work collaboratively in good faith without legal liabilities until
contract ends or terminates.
1.5. Provided that a termination on the signed Green Lease, as an Addendum, is required, a
3-month notice should be given to the other party in written format.
1.6. This document shall be re-amended within the tenancy period given that a consensus has
been reached on the new terms in writing and signed by both the Landlord and the Tenant
at least 3 months in advance.
1.7. Upon the signature of this MoU or this Addendum by the Landlord and the Tenant, both
parties agree to keep information provided by the other party confidential, unless a written
consent has been obtained from the other party for disclosure.
1.8. Installation of measuring devices such as submeters are agreed by both parties to keep
track of the usage of water, electricity, etc. in the Premise.
1.9. Upon the signature of this MoU or this Addendum by the Landlord and the Tenant, both
parties agree to implement and carry out the green initiatives collaboratively or allow the
other party to keep track of the record or conduct assessment for the Green Office Tenancy
Committee management to fine-tune or adjust the Green Office Tenancy Plan.
