Default
If Tenant fails to pay rent or observe other obligations in the Lease and
such breach is not remedied in a reasonable time, the Landlord may
then re-enter the premises and the Lease shall absolutely cease without
prejudice to any right of action by the Landlord in respect of any
outstanding breach or non-observance of any of the terms in the Lease
on the Tenant’s part and the Landlord has the right to deduct all loss
and damages thereby incurred from the deposit paid by the Tenant.
